.Rental Policies

HOMEOWNER PAYS CLEANING FEE ON ALL WEEKLY RENTALS. NO PROCESSING OR REGISTRATION FEE LIKE MOST RENTAL AGENCIES. CLEANING FEES MAY BE CHARGED TO THE GUEST IF VACATION IS LESS THAN 1 WEEK. THE GUEST WILL BE NOTIFIED AT THE TIME OF BOOKING.

Rental Rates are subject to change until confirmed. Rates do not include taxes which are 11%. Email for winter monthly rate.

Check-in/Check-out Times
Check-in time begins at 4 p.m. Check out time is promptly at 10 a.m. There is a $25.00 charge per key not returned and $100 charge if the garage door opener is not returned. Late departure may incur an extra half day rental charge. If the housekeeping staff arrives at 10:00 a.m. and has to leave and return later to clean our home because it has not been vacated, you will be charged a $50.00 trip charge for the housekeeper in addition to any late departure charges that may be assessed.

Advance rent deposit/Rent Balance:
Advance Rent deposit is required within 7 business days of the initial reservation. Rent deposit is 50% of the total rental fee and taxes (excluding security/damage deposit). Rent balance and taxes are due 7 business days (credit card payment) or 15 business days (check payment) before your arrival. The security/damage deposits are as follows: the Creole Cottage $250, the Creole Plantation $650, the Creole Plantation 2 BR option $400, and the Cottage and Plantation $900. The security/damage deposit is collected as authorization only, no sale on the day of arrival with a credit card and is due 15 days before arrival with check payment The security/damage deposit via credit card would be converted to a sale only if the contract was violated or there was damage to the property or contents of the home. If a check is collected for the security/damage deposit, the money will be fully refunded by the same method of payment within 2 weeks of your departure, provided all rules and regulations were observed. Payment may be made by personal check, traveler's check, bank money order, cashier's check or credit card (Visa, MasterCard, or American Express). Personal checks will be accepted for the advance rent deposit, but will not be accepted for rent balance before check-in.

Rules and Regulations:
House is to be left in neat and tidy condition with no damage to the house or contents beyond normal wear and tear All dishes are to be washed and all garbage removed from the premises and placed in outside trashcans. The maximum number of guests is not to exceed 4 in the Cottage and 10 in the Plantation. This includes all children, even infants. No exceptions on occupancy. Furnishings are not to be removed from the property for use outside or in other properties. No Furniture is to be moved in the rooms or to different floors in the Cottage or Plantation. "No pets" policy must be observed. Pets are not allowed in the unit or on the premises. Smoking is not allowed in the house, on the porches, or on the balcony. Guests may smoke outside of the house and yard, but they are responsible for cleaning up and removing cigarette butts, ashtrays, etc. Guests are not to interfere with neighbors right to quiet enjoyment of their premises.

Only Family Rentals:
There will be no rentals to vacationing students or singles under 25, unless accompanied by an adult guardian or parent who remains in the unit for the entire stay Reservations made under false pretenses may be subject to forfeiture of advance rental payments and/or security/damage deposit.

Cancellations/Refunds:
Reservation deposits will not be refunded unless the house is re-rented for the same rental payment and time period reserved. If refunded, there will be a $100.00 cancellation fee withheld. There are no refunds for late arrivals, early departures, or inclement weather conditions. In the event of a hurricane, refunds will be made in the event of a mandatory evacuation by government authorities. Refunds will be granted from the day of issuance of the mandatory evacuation.

Linens/Towels/Supplies:
Although linens are furnished, please bring your own beach towels and beach blankets, as linens are not to be removed from the house. Any lost or damaged linen will be deducted from your security deposit. An initial supply of paper products, trash liners, bathroom tissue, and facial soap is provided Extra items needed are the responsibility of the guest. Cleaning supplies are not provided. Rental rate includes a one-time linen and towel set-up and cleaning at departure. If the guest desires extra housekeeping services during their stay, this can be arranged for a fee.

Parking:
There is a 2-car garage that is available to the guests who rent the Creole Cottage. Parking for the Creole Plantation is available in permitted areas in Rosemary Beach along the street. Rosemary Beach does not allow parking of boats, jet skis, trailers, or RV's.

Telephones:
The Cottage has two telephones and the Plantation has 6 telephones with free local calling, but has a block on long distance calls. You can make a long distance call by using a credit calling card or calling collect.
